Letting Conditions of Temporary Rental Holiday Accommodation

Please note, the price charged is for self-contained rental accommodation, not serviced .Your responsibility as a tenant is to leave the villa cleaned. We appreciate most will respect our property and guidelines will be provided to ensure ease of your departure. Alternatively you can arrange with management to have the property cleaned on your departure at an additional cost. *Depending upon the level of cleaning, base clean $30 for the villas & base clean $50 + for the houses.

Bed Linen is to be supplied by the tenant: fitted & flat sheets must be used. Or alternatively bed linen can be hired. Please arrange this with management.

All breakages & extra guest must be reported.

Any extra guests, extra cleaning & breakages will be automatically deducted from your bond at management discretion.

Deposit is non refundable and is required to secure the booking. Any payment of the rental deposit constitutes the clients acceptance of the full Terms and Conditions. (Detailed terms and condition will be sent via email with the booking confirmation).

Balance of the rental amount must be received in full 10 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client, money paid is not refundable unless the villa is re-let for the entire period. If it a refund is made due to the property being re-let then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance & or termination of rental and loss of bond.

Bond is a security deposit- for the villas $330 & $440 for the Cottage.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.

Check-in is at 2pm and Check-out 10.00 am, this is to allow time to prepare property for our next guests.

Late fee of $10 per hour per guest apply

Disturbance to our neighbors, including excessive noise, excess guests is prohibited and may result in termination of rental and loss of bond.

Management will make all effort to replace or fix any machinery break down eg TV, DVD etc as soon as possible but there is no guarantee that it will be fixed with in your stay and no refund. 

Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full, subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or extra cleaning requirements, extra guests beyond those declared and late or earlier check in and check out all at managers discretion.
