Any breakages, extra cleaning and extra guests will be automatically deducted from your bond at management discretion.
Balance of the rental amount & Bond must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
Cancellation if caused by the client money paid is not refundable unless the unit is re-let for the entire period under same conditions. If a refund is accordingly met, then a $30 cancellation applies. Any extra administration, credit card administration may incur an administration fee (up to 6 months).
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.

Departure - Check-out time is 10.00 am. The property is to be left in accordance to your cleaning option, any addition cleaning will automatic deductions from the bond.

Disturbance to our neighbors, including excessive noise, excess guests is prohibited and will result instant termination and loss of all bond and all monies.
Bond is payable at the same time as the balance amount and can be held for up to 14 days. It is designed to cover any additional costs incurred including but not limited to, cleaning fee, any breakage, damage, extra cleaning requirements cost, extra guests beyond those declared and earlier check in and late check out - all at managers discretion. Please note if extra guest/s are not declared prior to arrival this will result in a full loss of bond. Any visitors must be declared to management prior to arrival or extra cost may apply.
Linen is to be supplied by the tenant clean fitted & flat sheets including pillow cases must be used.
Bed linen can be hired. Please prearrange this with management.
Management will make every effort to ensure this property is available as booked. However the management reserves the right to make alterations to bookings due to unforeseen circumstances. Guests stay at their own risk. The owner bears no responsibility nor will be held liable for any damages personal or properties of the guests .Indemnity The agent and owner(s) of this property do not condone: unsafe, irresponsible or illegal actions/behavior etc, on or off the premises, during a stay or at any other time. The agent and owner(s) take no responsibility for any actions, incidents, loss, damage or injury sustained while within or outside the premises and/or grounds, during a stay or at any other time. A condition of entry, staying, use of facilities etc, at the premises is: “All guests indemnify the agent and owner(s) against any responsibility or action (legal or other), due to any actions, incidents, loss or injury during a stay at the premises or at any other time”. Therefore entering and/or staying at this property means: all guests understand and agree to indemnify the agent and owner(s) against any action(s), incident(s), loss or injury(s) sustained while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc) during a stay or at any other time. “Guests actions, conduct and safety are the responsibility of the guests”.
The price charged is for domestic short term rental use only and not commercial. Accordingly this rate does not allow for cleaning, extra wear and association to all terms of cleaning, garbage removal, extra wear and tear, repairs etc. Parties and Functions are strictly prohibited. Use contrary to this may result in termination, loss of your bond and/or additional payments
Loss - the owners take no responsibility for the tenant’s personal & property.

No cooking of strong smelling food inside. Please be considerate of the next guests. There is an outside BBQ for all guests to use for your convenience.
Variations to these conditions may only be made by prior arrangements with the owner in writing. All guests staying receive the same terms and letting conditions this ensures all guests have a peaceful and quite holiday.
